Past uses of land or the land in the vicinity of the property can leave residues that cause chemical or mineral contamination in the topsoil. This is an important consideration as if land is contaminated and the person who caused the contamination cannot be identified, the local authority can force the landowner to pay any costs of cleaning the land. An environmental search will indicate any potential risk of the land being contaminated.
The search will also include existing or potential mobile masts, pylons or planning applications in the vicinity of the property.
